1959 Entered the real estate business in San Luis Obispo, CA.

1961 Introduced to Real Estate Exchanging by Richard R. Reno class,   .

1962.Invited to join Society of Exchange Counselors (S.E.C.)

Qualified for CPE designation 1963, then became a charter CCIM.

First Broker in America to hold both the SEC & CCIM designations.

1963- Co-Founder of First Local Exchange Group in America "Central Coast Exchangors" using Reno style marketing techniques locally.

During mid sixties taught exchanges and taxation for California Association of Realtors.

1969- One of the original five instructors selected by Richard Reno to teach for the Reno Educational Foundation. (20 year project promoting exchanging)

1970-85 Taught a 3-day seminar Conceptual Bridges Between Property and People.  Emphasis on real estate investment brokerage and exchanging.

1971-72 Realized that buyers should be entitled to representation.  Subsequently added a Buyer Broker segment to his Bridges class. Considered a national pioneer of the Buyer Broker concept. (a 20 year project)

1972-73 Began experimenting with non contingent fees, offering real estate advisory services on an hourly fee basis.

1973- CAR award(statewide competition) Best Exchange under $250,000. Recognized the need for creatively trained agents and exchangors to locate one another on a national basis. Also a need to develop a communication link with the public. From this need he came up with the idea for the National Professional Directory Who's Who in Creative Real Estate. He felt that "creative" might attract more people whereas "Exchange" was feared and misunderstood by many traditional agents.

1974- Published the first Who's Who in Creative Real Estate Directory creating the first informal network of exchangors outside of S.E.C.

1975- Clifford P. Weaver President of S.E.C said "Bill Broadbent's   contribution to the field of real estate exchanging ranks just behind Richard Reno and myself"

1976- Became a Charter Inductee into the EXCHANGORS HALL OF FAME in Sarasota, Florida.

1977- Taught a new one day seminar called Opportunities for Collecting  Non contingent Fees ,showing agents how to get paid for their time and knowledge in situations where there may not be any transferring of title in the near future.

1977-1979 Realized the need for a new business format to properly represent clients that is consistent with the law of Agency.  Coined the term "Single Agency" which means representing only one party in a real estate transaction by being employed and paid by the party you represent.

1980-83 Farm & Land Institute award (1980 nationwide competition) Outstanding Transaction over $250,000.                                                                                

A leader in the defining, refining and evolution of Single Agency practice. Developed a separate seminar on How to Represent a Buyer. Wrote the first draft of several Single Agency, Buyer Broker and exchange brochures published by Who's Who in Creative Real Estate that are in use nationwide. Also the first draft of an Agency Disclosure Document for consumers years before any state required agency disclosure. This document made consumers aware of the difference between "Customer and Client status". Many states have now incorporated this distinction in their agency disclosure language. Over the years carried the Single Agency message from Massachusetts to San Diego and from Seattle to Ft. Lauderdale.  John Reilly of Honolulu Real Estate said "Bill you are the architect of Single Agency"

1984-Contributing author to book "Getting Started in Real Estate Investing, by the Allen Group. Added the Buyer Broker Registry to the Who's Who directory to help consumers/investors and real estate agents find one another.

1988- Co-author of the book "What is Single Agency".

1990-Contributing author of the book, "Creative Real Estate Exchange, a Guide to Win-Win Strategies.

1993 Co-authored Sell Your Property Fast, How To Take Back a Mortgage Without Being Taken. This state of the art book on Seller Financing has helped many Buyers, Sellers, Agents and Investors..

1998 Honored by the National Association of Exclusive Buyer's Agents with an Outstanding Service Award for his service as a "Founding Father of The Exclusive Buyer Brokerage Movement".

Co-authored OWNER WILL CARRY, How To Take Back a Note or Mortgage Without Being Taken, a state of the art book on Seller Financing. It helps Buyers, Sellers, real estate Agents, Notebrokers and Investors..

2000 Honored at the Note Worthy National Note Broker Convention with the INDUSTRY ACHIEVEMENT AWARD “ For his lifelong dedication to the Real Estate Note Industry, his critically acclaimed book on Seller Financing, and most importantly, the sharing of his skills and talents with all who ask.”

2001 At the Society of Exchange Counselors' 40th Anniversary Celebration and Marketing Conference in Las Vegas, Nevada, Bill received the “honorary status of Life Member in the Society of Exchange Counselors in recognition for his outstanding contributions to the  Society and the real estate profession”. The Society of Exchange Counselors is an elite organization of creative real estate professionals who meet six times each year in various cities across North America to market real estate. Members help their clients achieve their unique real estate goals and objectives.  Founded in California by Richard Reno in 1961, the Society has grown from 19 members to a constant membership of about 100 brokers from 29 states and Canada.  Membership in the Society is by invitation only and is considered a mark of distinction in an individual's real estate career.

2002 Developed “stepped payment” concept and added CD-Rom to the book OWNER WILL CARRY, How To Take Back a Note or Mortgage Without Being Taken.

2003 Presented new seminar “Creative Applications of Seller Financing” for the SEC Educational Foundation in Scottsdale Arizona.

During his 46 year real estate career he has always been an active full time real estate broker. From 1970 to 1989 he taught 3-5 classes a year, fulfilling the Richard Reno premise that a speaker should be a "DOER" of what he teaches.

In addition to an active brokerage and consulting practice he has been an active investor, author, lecturer and continuous contributor to the upgrading of the real estate industry for over four decades. While real estate is not generally recognized by the public as a profession, certain individuals are achieving professional recognition by following Bill's teachings.

2005  Awarded CCIM Life Member status in recognition of his many years of dedication to the CCIM designation and service to the commercial-investment real estate industry.

 

1956 Received B.S. degree from California Polytechnic State University in San Luis Obispo. Major, Animal Husbandry, Minor, Ag Education.
